We use a Comparable Market Analysis to laser-focus on a target property:
Comparable Market Analysis (CMA) compares similar homes in the same school district within a half-mile radius. "Comparables" are homes that are currently on the market, or that have closed in the last six months.
Our CMA helps inform you about how certain properties stack up against each other.
You pull the trigger on how much to offer, and we fire off a contract for you.
This contract will include the pre-approval letter mentioned before.
The goal of the contract is to get you a great deal while also ensuring you win.
Your transaction may involve both negotiation and counter-offers before all parties are satisfied. Our crew will help you navigate any rough patches & negotiates on your behalf.
🚧 Home Inspection 🚧
Inspection of the property by a licensed home inspector protects you against structural and material defects that aren't detectable in a casual walk-through.
We work with inspectors to inspect everything including the electrical panel, outlets, furnace/boiler and AC compressors. The windows, doors, and floors are also inspected while the kitchen and bathroom fixtures are checked for functionality.
📝 Attorney Review 📝
Attorney review is a one-week period, in which your attorney can review the contract and suggest alterations. Alterations will usually focus on the language of the contract in an attempt to protect you from any undue obligations.
We'll help you and your attorney navigate any home inspection issues.
